What We Find in Local Homes
Every community has its own housing, and the housing decides the plumbing. These are the patterns we see across our area.
- Lakewood (44107)
Home base: century-old doubles, bungalows and colonials from the Gold Coast to Madison Avenue - Cleveland – West Side (44102, 44111, 44135)
Edgewater, Cudell, Detroit-Shoreway, West Boulevard and West Park, right across the city line - Rocky River (44116)
Across the river valley to the west: older homes near the lake and newer streets inland - Fairview Park (44126)
Our neighbor to the south and west, with mostly post-war homes - Bay Village (44140)
Lakefront homes a short drive west along Lake Road - Westlake (44145)
Larger homes and newer subdivisions further west
About six in ten Lakewood houses were built before 1940, more than in most of the suburbs around us. That shows up in the work: cast-iron drains, clay sewer laterals under big street trees, galvanized supply lines in some houses and, in a few, an old lead water service line, which the city has a program to address. Further west the houses are generally newer, with fewer of these old materials behind the walls.
Winter Along the Lake
Our whole area shares the same northeast Ohio winters. Cold snaps freeze pipes in outside walls and over unheated crawl spaces, garden hoses left connected split the outdoor faucets, and the spring thaw keeps sump pumps running. Lake Erie water also arrives very cold in midwinter, which makes water heaters work harder exactly when everyone wants a long hot shower.
The frozen and burst pipe page has a checklist for getting a house ready for winter, and the sump pump page covers what to test before spring.
Service Area Questions
My ZIP code is not on the list. Can you still come?
Call (216) 238-6858 and tell us where you are and what is going on. For some jobs just outside our regular area we can still help, and if we cannot, we will say so plainly so you can find someone sooner.
Do you work on rental properties, condos and two-family houses?
Yes. Lakewood has a lot of up-and-down doubles and apartment buildings, and we work on all of them. Let us know who should be there to let us in, and whether the tenant or the owner should get the quote.
Who is responsible for the pipes between my house and the street?
In Lakewood, the city maintains the water and sewer systems within the public right-of-way, and the property owner is responsible for the parts on private property. If we trace a problem past your property line, we will show you what we found so you can report it to the city.
